Our team handles day‑to‑day administrative tasks, including preparing agendas, minutes, and meeting notices, coordination, and maintaining official records. We also evaluate vendor proposals, contracts, and insurance requirements, and provide timely updates to the board. Training for new supervisors and staff is available upon request.

We prepare financial statements in accordance with the Governmental Accounting Standards Board (GASB), manage accounts payable/receivable, and reconcile accounts. Monthly reporting includes budgets, financial statements, and key updates for board review. Our team supports the budgeting process, assists with audits, and helps evaluate and manage banking relationships. An electronic platform streamlines invoice approvals for a clear, transparent process.

Assessment Administration

Sound lien book and tax roll management

We manage billing, collection, reporting, and accounting for district assessments to make funds available for operations, maintenance, and debt obligations. We respond to property owner inquiries, issue estoppel letters and lien releases, and coordinate with legal counsel on developer agreements when needed.

We offer virtual meeting options and provide agendas, minutes, and key documents electronically. Records are securely stored for easy access, reducing printing costs and supporting environmentally sensitive practices.

Field Management Services

Hands-on coordination of vendors and maintenance

We coordinate with vendors and contractors to manage repairs, maintenance, and inspections. Services are tailored to each community and may include collaborating with contractors to track work orders and maintenance budgets, and to facilitate repair schedules and project execution. A field manager can also attend board meetings as needed.

Funding improvements for long-term success

As part of the national PFM platform, we provide help with capital finance plans and projects through PFM Financial Advisors LLC, a registered municipal advisor, coordinating timing and design through the budget process.  PFM’s financial advisory team brings decades of experience in debt issuance, transaction management, and bond structuring. Alongside our registered municipal advisory colleagues, we also support financing document review and required disclosures.
